Please note that we are holding prices level for 2010 - the third successive year - so that we can continue to offer a quality service at a reasonable price.

The price includes accommodation plus any board indicated.  Unless clearly stated on the booking form all extras such as additional meals, drinks, etc. are additional.  We accept the following forms of payment:
cash, cheque with bankers card, debit cards, credit cards.

Once you have booked your stay, our agreement is a legal contract and any deposit you may have paid is non-refundable.  However, where we are notified 10 or more days prior to the booked date(s), we will refund the deposit less a 15% charge to cover administration costs (we pay fees for taking payments / making refunds via credit and debit cards and cheques, for example). If we are notified within the 10 days, we will retain the full deposit. In both cases, should we be able to re-let the rooms we will return the deposit in full, less an administrative charge. Where cancellation is for medical / health reasons and you can provide us with a covering document from the doctor, we will refund the deposit in full.  For this reason you may wish to take out cancellation insurance, which is inexpensive and can be obtained from any good broker.

We would only cancel your booking if your accommodation was unavailable for reasons beyond our control.  We would attempt to offer you alternative accommodation, however if this was not possible, or unacceptable to you, then we would refund all monies paid by you.  Our liability would not extend beyond this refund.

All prices include VAT - and held for 2010 at 2009 rates. Please note we will be reviewing the 2011 rates in September 2010. In light of the increased VAT rate in January 2011 and continuing high fuel costs, our prices will probably have to go up, but we will try to remain as competetive as ever.

The price of the accommodation includes the following:
Electricity, Linen for two people, Cleaning, Hot water, Central heating
